The Jackson, TN real estate market in February 2026 shows a few notable shifts compared to the past two months. While the market remains steady overall, several numbers moved in ways buyers and sellers should watch.

Here’s the quick snapshot for February (Single Family, Townhomes, and Condos):

  • Average Sales Price: $348,000 (↑ 17%)

  • Sales Price to List Price Ratio: 97.4%

  • Homes Sold: 75 (↑ 9%)

  • Average Days on Market: 86 days (↑ 28%)

  • Months of Inventory: 3.56 (↓ 18%)

Prices Increased from January

The average sales price climbed to $348,000 in February. In January, homes averaged $287,000, so prices jumped noticeably month over month.

Some of that shift likely came from several higher-priced homes closing during February. Even so, home values across Jackson continue to hold strong.

Sales Activity Picked Up

Buyers purchased 75 homes in February, compared to 66 homes in January. This increase suggests that activity started picking up as the market moves toward spring.

December and January often slow down because of holidays and winter weather. As a result, February typically brings more movement.

Homes Are Taking Longer to Sell

Homes spent 86 days on the market in February, compared to 70 days in January. Buyers now take more time to compare homes and evaluate their options.

This shift doesn’t signal a weak market. Instead, it reflects a more thoughtful pace compared to the fast-moving markets of recent years.

Inventory Tightened Again

Inventory dropped to 3.56 months of supply, down from 4.06 months in January. A balanced market usually sits around 5–6 months of inventory, so Jackson still leans slightly toward sellers.

However, buyers now have more room to think and negotiate than they did a few years ago.

The Bottom Line

When we compare December, January, and February, the early signs of the spring market start to appear. Sales increased in February, prices rose, and inventory tightened slightly.

Overall, the Jackson housing market remains steady—but smart pricing and preparation still make the difference.
